Our client specialises in the refurbishment, strengthening, seismic upgrade, and repositioning of large commercial buildings throughout Wellington's CBD. Working directly with property owners, investors, and developers, they manage projects from concept through to completion and have built an enviable reputation over many years in the market.

With a significant forward workload and several notable projects scheduled over the coming years, they are seeking an experienced Senior Quantity Surveyor to strengthen their commercial team and provide support to the Commercial Manager across multiple projects.

The Opportunity

This is a genuine senior position suited to someone who is comfortable operating independently, managing commercial risk, and representing the business in front of clients, consultants, and key project stakeholders.

You will work alongside an Intermediate Quantity Surveyor, a Junior Quantity Surveyor, and the Commercial Manager, taking ownership of major commercial functions and helping drive project performance across a portfolio of refurbishment and seismic strengthening projects valued up to $100 million.

The successful candidate will be confident presenting commercial information, negotiating outcomes, resolving contractual matters, and building trusted relationships with clients and consultants.

Key Responsibilities

Commercial Management & Quantity Surveying

  • Full management of the QS process across multiple commercial projects
  • Preparation of detailed cost plans, budgets, elemental estimates, and tender submissions
  • Producing Rough Order Cost Estimates and detailed project budgets
  • Procurement and subcontractor tender management
  • Tender evaluation and recommendation of subcontractor appointments
  • Variation assessment, pricing, negotiation, and agreement
  • Monthly cost reporting, forecasting, and financial performance monitoring
  • Preparation and agreement of final accounts
  • Commercial risk identification and management

Contract Administration

  • Preparation and administration of construction contracts
  • Management of payment claims, progress claims, and payment schedules
  • Review and approval of subcontractor and supplier invoices
  • Resolution of contractual and commercial issues
  • Management of project insurances and contract documentation
  • Contract close-out and final account reconciliation

Stakeholder & Client Management

  • Presenting commercial information to clients, developers, consultants, and project stakeholders
  • Leading commercial discussions and negotiations
  • Building long-term relationships with property owners and development partners
  • Supporting Project Managers with commercial strategy and decision-making
  • Acting as a senior point of contact throughout project delivery

About You

  • Degree qualified in Quantity Surveying or similar
  • Proven New Zealand commercial construction experience
  • Significant experience delivering commercial building, refurbishment, fit-out, or seismic strengthening projects
  • Demonstrated experience managing the commercial functions of projects valued up to $100 million
  • Strong contractual knowledge and commercial acumen
  • Confident communicator who enjoys client-facing responsibilities
  • Able to present, influence, and negotiate effectively with stakeholders at all levels
  • Experience mentoring junior and intermediate team members is advantageous
  • Procore experience beneficial but not essential
